General terms and conditions

1. House rules
We expect our tenants to be aware of and abide by the Terms and Conditions and House Rules of Land of Yemaya. The Terms and Conditions are signed for agreement by the tenant upon entering into the rental agreement. The House Rules are an integral and additional part of the rental agreement and are available on the property. The house rules can be found below this tekst, and throughout the estate at visible locations.

2. Reservations and Bookings
When you accept the offer, you undertake to pay a deposit to the lessor. Only after full receipt of this deposit (see 4.1.) will the reservation become final.
An option on the leased property is provided through an offer and remains valid for a maximum of 14 days from the date of the offer. If no rental agreement is concluded within this period, the option automatically expires.
If another interested party registers within the 14-day option period, the landlord will contact the optant and give them 48 hours to convert the option into a rental agreement (see 2.1.). After this period, the option will automatically expire.

3. Use of the Leased Premises
We ask our tenants to use the rented property in a respectful manner.
Tenants should adhere to the agreed times for use.
It is not allowed to use the rented property for purposes other than those specified in the offer.
Subletting or lending the rented property to third parties is not allowed.
The rented property must be left in the same condition on departure as it was at the start of use. If this is not complied with, the landlord may charge the tenant extra costs for clearing, repair or cleaning. These costs consist of hours and possibly materials for repairing/cleaning up.
The number of persons as stated in the offer may not be exceeded without prior approval.
Goods left behind can be removed by the landlord after the rental period, with possible costs for the tenant.
Tenants may not attach anything to the rented space without the landlord's permission.
Damage while using the rented property is the responsibility of the tenant.

4. Payment
A deposit of 25% of the total amount is required upon acceptance of the offer. The remaining amount will be invoiced after completion.
Payment invoices are due within 14 days, or at the latest 9 months before the start of the retreat. In case of late payment, a reminder will follow. If the tenant repeatedly defaults, a collection agency will take over the claim, with all related costs, such as interest, to be borne by the tenant.

5. Catering
At Land of Yemaya, due to hygiene regulations, only vegetarian and/or vegan food is cooked.

6. Termination, Cancellation, Dissolution or Changes
Cancellations or cancellations should be submitted in writing or by e-mail. Confirmation of receipt will follow within two working days.
In case of cancellation, a fee will be charged depending on the time of cancellation:
- If cancelled 4 weeks or less before the start of the rental period, 100% of the quotation amount will be charged.
- If cancelled 20 weeks to 4 weeks before the start of the rental period, 50% of the offer amount will be charged.
- Cancellation from confirmation to 20 weeks before the start of the rental period will be charged 25% of the quotation amount.

The landlord may unilaterally terminate the lease in certain cases, including situations where:
- The tenant uses the leased property for a purpose other than that specified in the lease;
- Tenant fails to fulfil its payment obligations after repeated reminders;
- Tenant repeatedly fails to comply with the agreements described in Article 3 of these general terms and conditions;
- Tenant acts in violation of the law. Landlord shall give notice of such termination to Tenant in writing or by e-mail. The lessor shall not owe the lessee any compensation for lost income or any other form of damages in this regard.

7. Liability
The landlord is not liable for material and/or immaterial damage, unless it is the result of negligence by the landlord.
Tenants are liable for damage to the rented property during their stay.
Users are the responsibility of the tenant in the lease.

8. Lost and found
Lost property will not be kept or sent. Please ensure that all belongings are taken on departure.

 

 

HOUSERULES
1.      Arrival and departure

The tenant welcomes participants and informs them of the house rules.

 

2.      Stay at your own risk

Tenants stay at their own risk.

The lessor is not liable for theft, damage and/or accidents.

 

3.      Accessibility Retreat host

The host of the Land of Yemaya can be reached between 8am and 8pm.

 

4.      Cleanliness

The tenant must keep the used areas clean.

Toilets and showers should be cleaned at least once a day.

Final cleaning is the responsibility of the landlord.

 

Cleaning before departure

The bedding may remain on the beds.

Hang wet towels.

Sweep group areas, including washrooms.

Clean up the outside area.

Make sure the inventory is clean and dry in the cupboards.

Restoring everything to its original state (as in the beginning).

The eco-toilet is emptied by the landlord.

 

5.      Catering

Catering is organised by the tenant.

 

6.      Inventory

Report any scratches, breakages or broken items to the retreat host.

Do not move furniture from inside to outside or vice versa.

Pillows, bedding and mattresses remain in the sleeping quarters.

Mattresses from temples should stay inside.

 

7.      Parking

Park in the general car park.

If full, park along the driveway (1 side).

Please note that the estate must be accessible to emergency services.

 

8.      Fire safety

The use of candles is not allowed in the sleeping quarters.

Smoking is only allowed outside in the designated area in the car park.

Use tea lights, incense, etc. only in group rooms, under supervision.

Make sure escape routes and fire extinguishers are accessible at all times.

 

9.      Campfire

Campfires may be made in designated areas unless there is extreme drought.

Check www.natuurbrandkalender.nl for fire hazards. Campfires are not allowed if the risk is too high.

Never leave campfires unattended. The last person at the campfire makes sure it is extinguished.

 

10.   Use Indoor spaces

Before going to bed, turn off the lights in all living areas.

Turn off the heating when leaving a room.

Make sure windows and doors are closed when leaving a room due to potentially sudden weather changes.

 

11.   Music

Consult with the landlord before playing (live) music during the retreat/event.

Playing music on phones and mobile speakers is not allowed unless coordinated with the landlord.

At 10pm, it should be quiet outside.

 

12.   Parasols and cushions

Fold parasols when leaving terraces to prevent them from blowing over.

Store lounge cushions in the utility room when leaving the terrace.

 

13.   (Massage) oil

When using (massage) oil in the ceremony room, protect the landlord's mattresses, blankets and meditation cushions with sufficient towels against stains.

 

14.   Peeing outside

Urinate outdoors in bushes or against a tree with a minimum distance of 25 metres from a building or seat.

 

15.   Water source

Water is drawn from our own deep well, filtered three times and vitalised; It is drinkable, but may have a different taste and smell.

 

16.   Helophyte filter / natural sewage

IMPORTANT! Only flush biodegradable items.

Use natural skin care products.

 

17.   Eco-friendly products

Use only environmentally friendly (cosmetic) products because of the natural well and sewage system.

 

18.   Use of wood-fired sauna

Light and manage the sauna only if the tenant takes responsibility.

The stove must not be left unattended.

Due to hygiene and tradition, no swimwear in the sauna

Use a sauna towel you brought yourself.

 

19.   Nudity

Nudity is allowed in the area from the sauna to the back of the land, not around (group) buildings.

 

20.   Alcohol and drugs

The consumption of alcohol is not allowed.

The use of drugs is not allowed unless they are legal, mind-altering substances that are part of the retreat.
